There are a lot of moving parts when it comes to doing a bathroom remodel.
Stylistically, you have a lot of options. What tile do I choose? What kind of countertops do I want? Should I install a soaking tub? The list goes on and on. But here are the Top 4 things you should remember for your bathroom remodel:
1. Floor plan— This is at the top of the list. If the floor plan layout is about to change, you need to come up with the new floor plan. That means finalizing details, the location of the fixtures, where the toilet, sinks, shower, etc. will go. Make sure you have all the right measurements and that everything will fit properly.
2.Fixtures— Before you even start the project, you should buy all the fixtures. If you don’t do that first, it may have a longer lead time. Do the shopping first, before you start breaking anything.
3. Contractors— Select your contractors. Ask for referrals and talk to past clients. You want to make sure it’s a good fit. Remember, you’re hiring them. Essentially it’s a job interview.
4.Budget— Money, money, money. Know how much you want to spend and how much you can afford, then add about 15 percent to that number for the inevitable unknowns that will pop up during the renovation.
When you make the decision to rent out your home to short-term guests, you want to make sure you’re prepared long before-hand. Before you put your home up for listing, you want to make sure your space is fully equipped to meet the needs of any guests you may have. Follow this checklist to go above and beyond to get great reviews!
Clean Your Home. Make sure all of the rooms are clean and neat- you would want your hotel room to be spotless, so make sure to provide the same courtesy to your guests. This includes tidying bathrooms, having clean sheets on the beds, and fixing any hazards (such as a loose step or exposed wiring) to make sure your space is hospitable.
Make it Guest Friendly. You want to make sure your guests have the most pleasant experience possible, but you don’t have to overthink it- it’s the little things that make all the difference. Providing little necessities such as extra towels, linens and blankets, toiletries, as well as luxuries like extra food in the refrigerator, movies, and games will make your guests feel comfortable and right at home.
Leave Detailed Instructions. If you’re going to have people in your living space, you’re going to want to set some boundaries. You’ll want to explain all of your house rules clearly, including things like whether smoking or pets are allowed, and if your guests are allowed to have parties. It’s also a good idea to leave a list of phone numbers and instructions on operating electronics. This will provide your guests with more clarity, making their lives (and yours) much easier.
Remove Personal Items. From jewelry to photo albums to important documents, there are a lot of things in your home that you don’t want on display while you have guests living there. The best way to keep your things safe is to lock them away- in a safe, in a mailbox, or even by renting a small storage facility if you have long-term guests.

Making your guests feel at home is essential. But “at home” shouldn’t mean thin toilet paper, old towels and 2-in-1 shampoo and conditioner. You want your guests to enjoy staying with you, so having a great guest bathroom is key.
Toilet paper– That thin, one-ply toilet paper that was on sale at Walgreen’s last week isn’t going to cut it. Make sure to store extra rolls underneath the sink. If you have a smaller bathroom with less storage, buy a toilet paper storage unit or put some extra rolls in a wire bin. Don’t leave your guests stranded on the toilet.
Hand soap– You don’t have to buy that overpriced hand soap in the mall, it doesn’t have to be expensive. Get a large bottle of generic hand soap and use it for refills in a decorative soap dispenser.
Natural Light – You can utilize your space by capitalizing on natural light, adding a large mirror to make the space feel bigger, installing light tile and creating a built-in storage unit for towels and other bathroom essentials.
Towels – No one wants to wipe their now-clean hands on a towel that has been used a lot beforehand. Always have clean hand towels for your guests. In terms of body towels, you can use your day-to-day towels for you, but make sure to get plush ones for guests. If you don’t have a linen closet, there are a ton of great shelving options out there.
Reading material– So you made chili for dinner, that has repercussions. Have a bin of magazines to keep your guests occupied.
Small ceramic dish for jewelry beside the sink – Not many people think about this, but your guests will appreciate you for it when they go to wash their face. If you want to keep your guest bath light and open, but also want to add dimension, install a light backsplash for an unexpected pop of color.
Spare toiletries – Travelers always forget something and chances are a toothbrush is one of them. Save your guests a trip to Target and keep toothpaste, mouthwash, floss, razors and shaving cream on hand.
Bath Products– A rain shower head and oversized bath will keep your guests relaxed, but don’t forget to stock your shower or bath with quality shampoo and conditioner, body wash, bath bombs, lotions, loofahs, etc. Your spa, er guest bathroom, will win extra points for having these things. A relaxed guest is a happy guest which means less stress on you. If you’re feeling really fancy, include some face masks too.
Candle – Have a scented candle and matches nearby for guests to enjoy while taking baths.
Microfiber robe – Want to feel like the Westin? A nice microfiber robe is the way to go. Wash it with lavender fabric softener for an extra touch.
First aid kit – Paper cuts and headaches happen so keep a first aid kit nearby. Chances are your guest didn’t bring band-aids and Ibuprofen.
Feminine care products – Some guests may feel uncomfortable asking for these, so make sure to keep some on hand in the guest bathroom.
Nightlight – Waking up in the middle of the night in an unfamiliar place can be confusing. Put a nightlight in the hallway and the bathroom to make it easier for your sleepy guests to find their way.
More often than not, clients that are planning to remodel their homes spend more time thinking of the big picture they’re trying to achieve, rather than focusing on smaller details, such as how well all of the changes will flow together. You really want to look at your home as a whole and consider what really needs work. Prioritizing is key, whether it’s focusing on your long term plans or making other renovations to accommodate the main project.
Move or Improve? If you take a step back and realize that you’re putting more money into your remodel than you originally planned, you may want to consider if a remodel is worth it or if it would be smarter to just move. Typically, it costs less to improve your home rather than buying a new one. But if along the way you find more things in your house that need work, the costs are going to start to add up. You also want to take into consideration how long you plan on living in your home. If it’s temporary (5-10 years), it might be smarter to stay away from any big renovations that you could find in a new home.
Plan for time. While discussing your remodel with your contractor, you’ll want to ask how long invasive construction is estimated to take, and if the house is livable during renovations.
Make it specific to your family. Analyze the needs of your entire family while you plan your renovation. Do the kids need a play space for themselves? Does someone need a quiet room or office? Is there a need for more storage space? By asking yourself these questions, it expands your view on what you can do with your space that you may not have considered before. You can remodel any unused rooms, or expand smaller ones to accommodate to those living in your home.

A new article just published in Consumer Reports highlights the issue of do-it-yourself home remodeling projects and it is it really the best route to choose. I thought it appropriate to blog about this topic now, in light of the fact that home remodeling and construction is on the rise as the economy slowly recovers. And also we can’t forget that it’s National Home Remodeling month. You may be thinking: But the economy is still fragile. Isn’t it wiser to do a DIY home remodeling project to save money?
The answer is: Not always. And it may end up costing you more.
In their recent article, Consumer Reports quotes The National Association of Home Builders. The consensus: Some DIY jobs may be best left to professionals.
Remodeling can be complex and often times full of surprises, even for experts like our members.

A lot of home owners jump head-first into remodeling projects…literally. Many folks buy the tools without ever having used them or expect that if a remodeler can get up on the roof to fix a shingle, it must be safe. Next thing they know, they are ailing on the ground from a high fall. Look, if you cut off your finger with a saw that you have never used or fall off a roof because you don’t know what you are doing, ask yourself: Will the money in savings have been worth it? If you end up with expensive ER bills, well then the answer is: no. So if you insist on doing it yourself, think it through carefully and consider your own safety before taking the plunge.
How Precious is Your Time?
